PERMACULTURE GARDENS
The property is planted for food production, established 10 years ago and producing well. A swaled 49 tree orchard includes a mix of stone fruit, apples, pears, almonds, cherries, plums, pine nut, sugar maple and walnut, interplanted with low wattles and red and black currants. The worm composting toilet treatment system effluent lines waters the orchard and provides worms galore to aerate the soil.

A circular hazelnut grove with 21 trees conceals a magnolia at the centre.

A fox safe deep litter chook yard provides compost for the gardens and eggs galore.

200 square metres of fenced veggie gardens with raised beds are surrounded with white and red raspberries, thornless blackberries and loganberries.

Opening off the kitchen is a 48 m2 greenhouse with large raised brick planter boxes that provides veggies and greens all year round, and doubles as an outdoor living and dining space.

Espaliered apple trees and table grapes cover the pergola which shades the outdoor living area at the west of the house.

Other plantings include a 20 foot tipi in a mature birch grove, native boundary plantings, ornamental borders around the house.

SERVICES
The house is self sufficient in terms of water, harvested from the roof and stored in 128,00 litre tank. A 400 litre solar HWS with electric booster is also connected to the woodstove. A worm farm waste system treats all waste on site, with waste water re-used in the gardens via sub-surface irrigation. The house is connected to the electricity grid, has two phone lines and 3G dual band mobile reception.

THE SHED & STUDIO
A custom designed 100 m2 shed and workshop with two roller doors, French doors and built in storage shelving. A studio apartment of 50 m2 with balcony, spa bath and wood heater sit atop. Some garden tools are included in price such as ride-on mower and push mower.

THE HOUSE
The house is a two storey loft style home, architect designed to suit the local climate. Exterior walls are lime washed, rendered strawbale with double glazed cedar windows and French doors. The entry door is handcrafted from recycled jarrah by Stephen Oram wood worker, in association with glass blower Don Wreford. Downstairs a beautiful coloured concrete slab and limestone walls are featured in the large open plan kitchen/meals area and in the lounge room. The kitchen has both gas and wood stoves, dishwasher and very large walk-in pantry/cool store containing fridge, 600 litre chest freezer and extensive shelving. French doors lead to the outdoor living areas, comprising a conservatory which is screened, and a vine covered pergola. A cleverly designed laundry and drying room gets the clothes dryed easily over winter months.

Upstairs are 3 large bedrooms with built-in robes, a large open living area with balcony, and large bathroom with spa, shower and toilet. A second toilet is downstairs. Flooring upstairs has a soft and light- coloured limewash finish.

Other features are handcrafted wrought iron balustrades, timberwork, lime washed walls, window seats with storage, ducted vacuum. A Castlemaine stone paved veranda 4 meters deep wraps around the entire house, performing several tasks. Sun is shaded in the warmer months by roofed areas containing two carports, undercover washing line, large storage and wood shed with grapevines and espaliered apples planted over the pergola.
